2265 EAST 4TH AVE, VANCOUVER – Design

This single family home with a laneway house fulfils the family desire for simple minimal design and low maintenance. The very narrow but long site inspired the linear design of the main house. The owners desire for low maintenance determined another design strategy – wrapping the house in metal and cementitious panels.

The result is a simple, elegant house almost minimal in style and yet warm and inviting.

304 STEVENS DR, WEST VANCOUVER – Design

A complete renovation and addition to a typical 3500 SF split level house in British Property.

A new free standing 3 – car garage was added and the existing garage which was part of the Main house was then converted to a master suite. A new dramatic entry with a butterfly roof and a porte-cochere was also added. The interior circulation was redesigned and a new open plan concept was introduced.

Special attention was paid to the relationship between indoor and outdoor spaces.

2435 WEST 5TH AVE, VANCOUVER – Design, Development Management, Project Management

Built in 1920, the Northey Residence is an intact example of a unique Craftsman style house, with Tudor Revival influences, constructed during the interwar period in Vancouver. This one and one-half storey house features a front gabled roof and interesting half-timbering details. Further notable design features of the Northey Residence include its: full-width front veranda with ‘chequered’ balustrade; its variety of siding types including; stucco, cedar shingle with bellcast, and wooden lapped cladding; its large triangular brackets; and its original wood frame windows, some featuring stained glass.

The conservation proposal for the property is to undertake a rehabilitation of the site to accommodate a detached two-storey coach house in the rear of the existing lot, whilst rehabilitating, preserving and restoring exterior character-defining elements of the Northey Residence.

The main goal was preserving the original character of the building and the neighbourhood but designing clean and open Interiors more suitable for our Modern Times.

1842 WEST 12TH AVE, VANCOUVER – Design, Development Management, Project Management

Built in 1920, the Ogilvie Residence is an important example of a Craftsman dwelling built right after the end of the First World War. This one and one-half storey house is rectangular in plan with a side-gabled roof and a front-gabled dormer. Notable Arts and Crafts features include bellcast shingle siding, exposed rafter ends and casement window assemblies with multi-paned transoms.

The conservation proposal for the house is to undertake a rehabilitation to accommodate four strata residential units, whilst preserving and restoring exterior character-defining elements. This will involve a complete rehabilitation of the exterior, insertion of additional accommodation at the upper level and to the rear (north) side of the house, and alterations to secondary elevations and basement level fenestration. The original configuration of the full-width veranda will be restored. The existing front gabled dormer will be altered to a front shed roof dormer to accommodate additional upper-floor living space. The character defining heritage elements to be preserved and restored include two of the multi-paned casement window assemblies; the front door and multi-paned sidelights; residential form, scale and massing; roofline; full-width veranda; and replication of shingle and lapped wooden siding.

The main goal was preserving the original character of the building and the neighbourhood but designing clean and open Interiors more suitable for our Modern Times.

3345 CRAIGEND RD, WEST VANCOUVER – Design

Part of the brief for the 4,500 SF custom home was to use the original footprint and take advantage of the almost 180 degree view.

The design strategy evolved into a clean almost minimal look with distinctive horizontal lines through both interior and exterior and extensive use of glass wood and aluminum. The Living, Dining and Kitchen areas were situated on the Second floor in order to take a better advantage of the City & ocean views.
